Home Appraisals: How They Work and What to Do If Yours Comes In LowAvalúos de Vivienda: Cómo Funcionan y Qué Hacer si el Tuyo Sale Bajo

An appraisal is an independent professional opinion of what a home is worth. Your lender orders it because the home is the collateral for the loan, and the loan amount is based on the lower of the purchase price or the appraised value.
How the value is reached
A licensed appraiser visits the property, notes its size, condition, features and location, and compares it with similar homes that sold recently nearby. Adjustments are made for differences such as an extra bathroom or a smaller lot. The lender does not choose the value, and neither does the appraiser's client relationship: appraiser independence is required by federal rules.
Appraisal versus inspection
- The appraisal answers "what is it worth?" and is for the lender.
- The inspection answers "what condition is it in?" and is for you.
You want both. FHA and VA appraisals also check basic safety and livability, but they do not replace an inspection.
If the appraisal comes in low
Suppose you agreed to pay $400,000 and the appraisal says $385,000. The lender will base the loan on $385,000. You have four options:
- Renegotiate. Ask the seller to lower the price to the appraised value. This is the most common outcome.
- Pay the difference in cash, on top of your down payment.
- Meet in the middle with a partial price reduction and some extra cash.
- Request a reconsideration of value if the report has factual errors or missed better comparable sales. Your agent supplies the evidence and the lender submits it.
If none of these works and your contract has an appraisal contingency, you can usually cancel and keep your deposit.
Refinances
On a refinance the appraisal determines how much equity you have, which affects your rate, whether you need mortgage insurance and how much cash you can take out. Some refinances qualify for an appraisal waiver.
How to prepare as an owner
Make the home accessible and tidy, finish small repairs and give the appraiser a list of improvements with dates and costs. Cleaning does not add value, but documented upgrades can.
Avalúo frente a inspección
